What’s Included
The Ribbon Difference
A pre-settlement inspection is your final opportunity to confirm the property is in the condition agreed at contract — before ownership changes hands. We meticulously assess everything from structural integrity to cosmetic finishes, giving you a comprehensive report and time to act on any concerns before settlement.
We conduct every inspection with independence and respect — for you as the buyer, and for the process itself. Getting this balance right at the outset sets a fair, honest tone for the ownership that follows.

Frequently Asked Questions
When should I book a pre-settlement inspection?
Ideally, book as soon as your settlement date is confirmed, so the inspection can take place close to — but before — settlement day, giving you time to act on any findings.
What does a pre-settlement inspection check for?
We assess the property’s overall condition, including structural elements, fixtures, fittings and cosmetic finishes, comparing it against the agreed condition in the contract of sale.
Is this the same as a building and pest inspection?
No. A pre-settlement inspection focuses on confirming the property’s condition matches what was agreed at contract prior to settlement, rather than identifying structural defects or pest activity — we’d recommend a building and pest inspection separately if you haven’t already had one.
What happens if we find an issue?
We provide a detailed report you can share with your conveyancer or solicitor, who can advise on next steps, which may include requesting remedial action before settlement.
Do you inspect investment properties as well as owner-occupier homes?
Yes — we regularly conduct pre-settlement inspections for both investors and owner-occupiers across the Central Coast and Sydney.
How quickly will I receive my report?
You’ll receive your detailed report promptly following the inspection, with enough time to review it and act before settlement.
